The said concert hall has now been converted to an extravagant floor through loft apartment. You can see a photo taken by Gregory Colbert, owner of the place, and the mansion is obviously big. Colbert, the photographer, is quite obsessed with documenting human interactions with animals, and he somehow fit a whole herd of elephants into the great room, called as the Beethoven Hall. It boasts 32 feet of arched ceilings and windows, which was first constructed in 1860. There are 10 additional rooms to complete the listing, and all of which come with great designs. These include four bedrooms, 3.5 bathrooms, an updated kitchen, a huge living room, and a pretty loggia. It also features a huge terrace that provides enough space for outdoor entertainment.</p>
<h2>The Price to Pay for a Piece of the Beethoven Hall</h2>
<p>Colbert paid only $6 million for the space back in the year 2004. But now he is asking for a sum of $25,000,000 for the loft.</p>
<p>Actually, he tried to sell his loft back in 2009. There was only one measly photo of the concert-hall-turned-into-an-apartment. The pad was never sold by that time. But now, Colbert re-listed it with 11 rooms to enjoy, and people can feast their eyes on 19 beautiful images of the stunning renovated concert hall apartment. The images alone show so much awesomeness, what more if you see these rooms up close, right in front of your own eyes? Back then, he said that the $5 million price in 2009 will be used to fund his global photography excursions, and so we guess his budget has now increased to $25 million.</p>
<p>The listing calls to the 3<sup>rd</sup> floor space of the said Beethoven Hall, a classic place which was constructed in the 80’s.  The ceilings reach a height of 32 feet, with an 800-sq. ft. outdoor terrace. The living room is equipped with a wood-burning fireplace, hardwood floors, and somewhat like a high tech library. Aside from that, there is a laundry room, a fitness center, more than 400 sq. ft. of storage space, and more.</p>

<p>Transportation is a vital component of living in a congested city.  Being close to a train station adds to the worth of any location.  There is also a difference as to whether the station close by is an express stop where all the lines stop or just a local line that may have a poor level of service.  Ask yourself how far you are willing to walk.</p>
<p>It can help to live in a location where it is possible to walk to all the places where you want to go.  It is more convenient to be able to walk to places to shop, dine out, catch a movie, and all the other activities that take up your day.</p>
<p>It is especially nice to be able to walk to work.  Most people however spend 35 to 40 minutes commuting to work.  Spending significantly more time on this task means having significantly less time in which to do all the other things  in your life.  This can account for one of the re4asons why rents are high in Manhattan.  The borough has a large number of jobs.  Many people are willing to spend more to be close to work.</p>

<p>The New York rental market moves fast like the city.  Rentals are the single biggest expense of most people living in the city eating up a quarter to a third of most people’s paychecks.</p>
<p>Once you have found an apartment you like, it is time to file an application.  Since apartments rent out so swiftly in the city, you should have on hand such things as a letter of employment signed and dated by your employer that has your start date and salary.  Have the last 3 months of paystubs.  Have a landlord reference letter that shows what a good tenant you are.  Bank statements that show you have liquid assets are always a plus.</p>

<p>Rockefeller Center is one of the numerous stunning attractions of New York City. The complex situated in Midtown Manhattan is legendary and famous all over the world. It even became a National Historic Landmark back in 1987. The Rockefeller Center features its own points of interest such as the ice- skating rink, the huge Christmas tree, the NBC studios and the Radio City Music Hall. However, one of the main attractions inside this complex is the Top of the Rock observatory. This amazing observation deck was set up in 1933 and has been renovated in 2005. The Top of the Rock covers the floors 67 to 70 and it features an extraordinary multimedia exhibition that presents the Rockefeller Center history. The 70<sup>th</sup> floor accommodates a wide viewing area measuring 20 feet. This area is one of the finest observation decks in New York City, offering 360 – degree views of this gorgeous metropolis.</p>
<p>The original design of Top of the Rock was inspired by the ocean liners’ decks in the 1930s. The observation deck was adorned with vents, gooseneck fixtures, and deck chairs. Hence, visitors used to feel like they’re cruising on top of the most dynamic city in the world. The observatory was closed for about 20 years, but was recently reopened. Whoever comes to New York City has no excuse for not visiting the beautiful Top of the Rock.</p>
<p>The Observation Deck was remodeled and renovated by Michael Gabellini, a famous architect. Currently, the space offers an uncluttered and streamlined experience. The Top of the Rock features non-reflective and fully transparent glass that is extremely safe for visitors. Even though it was renovated, the observatory still offers unobstructed views of one of the most beautiful cities in the world. The architect combined the original elements of the deck with modern materials. He preserved the fleurs-de-lis made from aluminum and the limestone, and came up with an Art Deco grace that boasts of simplicity and technology.</p>
<p>The Top of the Rock observatory is accessible by elevator, however you can always take the stairs if you’re feeling up for the challenge. Those who visit the observation deck during the day will have the chance to see Central Park in its entire splendor. During the evening, visitors can see the impressive and glowing Empire State Building and the magnificent city lights. Hundreds of houses on the east coast were ruined or simply demolished by the wind, dozens of people died, numerous individuals were evacuated, and most of them don’t even have a home to go back to. Because of this situation, the American real estate market has recorded another serious bump that affects mainly homeowners whose properties are in foreclosure. To help these persons, the government has decided to suspend foreclosures in the disaster areas for 90 days. Therefore, the people of New York City will have the chance to get back on their feet without being under pressure.</p>
<p>It was recently reported last week that Freddie Mac and Fannie Mae, the 2 mortgage giants backed by the government, are planning to offer additional relief to these hard-hit individuals. Hence, the people living in areas hit by Sandy will have their foreclosures suspended for almost 3 months. This is great news for homebuyers who are currently dealing with other problems like buying a new home or repairing an existing one. The costs for solving these issues are huge and a relief on the foreclosures is more than welcomed.</p>
<p>This new policy is applicable for all individuals who live in disaster areas declared by the federal administration. At the same time, these persons must have mortgages backed by Freddie (Fortune 500 and FMCC) or Fannie (Fortune 500 and FNMA). The 90-day suspensions will be applied for foreclosure evictions and sales, and will be offered automatically. Also, the 2 agencies announced that the suspensions are mandatory and immediate. Additionally, individual homeowners from these regions will receive federal assistance.</p>
<p>Senior VP of Real Estate and Single-Family Servicing from Freddie, Tracy Mooney, declared that all these steps and procedures have 2 goals: to offer peace of mind to the borrowers and help them have a faster recovery. At the same time, this decision will aid the communities and the neighborhoods affected by the Sandy storm.</p>
<p>Freddie Mac and Fannie Mae back more than 70% of home loans in the United States and they have always come with efficient solutions for their borrowers. So, these organizations allowed loan servicers to postpone mortgage payments with no more than 90 days. This announcement was made right after the storm hit the eastern coast of America. Moreover, these delays can be easily made over the phone so as not to force the evicted people travel across the country. In addition, loan servicers have the right to extend the forbearance by one year.</p>
<p>At the same time, both Freddie and Fannie are going to maintain the prices for the delayed purchases. Therefore, fees won’t get higher because the closure could not be made on time as a result of the super storm. <p>The asking price for the 4C / No. 3 unit was $23 million, but the buyer offered more $1 million. This aspect should not surprise anyone, as most of the purchasers offered more than it valued only to have the opportunity of living in this prestigious and top of the line co-op building. Moreover, it is known that the building accepts only all-cash purchases. An example that confirms this rule was offered by Charles Schwab. The financial savant bought a 9<sup>th</sup>-floor apartment in the same building and paid $2 million above the listing price. It’s important to note that the asking price was $25 million.</p>
<p>The above mentioned duplex has 3.5 bathrooms and 3 bedrooms. Also, it features amenities such as a suite with 7 rooms for the staff, extensive mahogany detailing and a spacious wine cellar. The previous owner of the residence was Walter Goldstein, Underhill Industries’ president and a concrete mogul. He died 4 years ago.</p>
<p>The initial price for the magnificent duplex was $27.5 million and at it seemed that not even billionaires would want to buy it. The apartment just lingered on the opened housing market. However, this year, the price was reduced to $23 million and became appealing to a few wealthy individuals. In the end, the purchaser was Philippe Laffont who runs a hedge fund called Coatue.</p>
<p>The gorgeous duplex is one of the many masterpieces created by Candela. It was built in 1931 and throughout the years, it has drawn the interest of various personalities and stars, including Bing Crosby. The grandson of John Rockefeller, Laurance Rockefeller, also lived here and in 1946 when he bought the whole building. He transformed it into a co-op. The last famous occupant of the apartment was Rupert Murdoch, the News Corporation chairman.
